Unity Land, the London real estate arm of Unity Group, today announces the pre-letting of The Pioneer Club (A landmark office development at 12–14 Cavendish Place, Marylebone) to The Work Project (TWP), Asia’s premium flexible workspace operator.
TWP is majority owned by CapitaLand and is Singapore’s largest premium serviced office operator, with 14 sites across Singapore and Australia.
The transaction marks TWP’s second commitment in London and its first in the West End, following the operator’s recent launch at One Leadenhall in the City. The pre-let of 12–14 Cavendish Place confirms The Pioneer Club as one of the most distinctive flexible office propositions to come to the London market.
12–14 Cavendish Place are a pair of Grade II* listed Georgian townhouses set at the north corner of the picturesque Cavendish Square. The buildings carry an extraordinary heritage: Number 14 was the home and studio of the great Victorian architect George Edmund Street, who famously designed the Royal Courts of Justice. Number 12 was home to the original Pioneer Club, one of the most progressive and powerful women’s clubs in the UK, from 1921 to 1939.
The consented scheme will connect the two buildings through a rear atrium and bridge links, alongside introducing a new fourth floor with rooftop terraces. The project will now enter a period of development before opening in 2028. The Work Project is committed to delivering flexible workspaces underpinned by five-star hospitality values.
Recognised by Forbes as one of the five most beautiful co-working spaces in the world, the operator has built its reputation on spaces that are as distinctive in design as they are exceptional in service. This approach is a natural counterpart to Unity Land’s mission to Build What Lasts: the same principle that is currently driving the sensitive transformation of the historic 82-83 Margaret Street convent into a NUMA operated apart-hotel.
Together, Unity Land and The Work Project share a conviction that the most discerning occupiers — transient global professionals, entrepreneurs and business leaders — deserve a workspace environment that offers genuine character, quality and soul: The Pioneer Club will provide such a sanctuary with an address, a history and a atmosphere that cannot be replicated.
“The Pioneer Club is more than an office building. It is a project rooted in the belief that the quality of where you work matters. These buildings have witnessed several centuries of London’s intellectual, artistic and civic life and it has been our ambition from the outset to create something that is worthy of that legacy. In The Work Project we have found a partner whose commitment to quality, design and service is absolute. This is a meeting of shared values, and we are committed and proud to be bringing it to the West End.”
Danny Ungar, CEO, Unity Group
“After success in Singapore, Australia and now the City of London, we have been deliberate about where we take The Work Project next. The West End demanded the right building and the right partner and 12–14 Cavendish Place delivers both. Unity Land’s approach to heritage, design and quality is entirely aligned with our own and The Pioneer Club will offer our members something genuinely unprecedented in this part of London. We are committed to setting the standard here as we have done elsewhere.”
Junny Lee, Founder and CEO, The Work Project
Asia's leading luxury workspace operator makes its second London commitment, bringing a hospitality-first, design-led private members' office to one of the West End's most storied addresses.
