BGO signs deal to bring The Work Project to 105 Victoria Street

LONDON (24 June 2026) - BGO, a leading global real estate investment manager, has signed a lease with The Work Project, a premium international flexible workspace provider, to open its third London location at 105 Victoria Street. The Work Project will operate 26,000 sq ft of high quality flexible workspace spanning the entire first floor of the landmark 445,000 sq ft building, which is set for completion this summer.

 

105 Victoria Street is the UK’s largest 100% electric, net zero carbon office development. Targeting BREEAM ‘Outstanding’, EPC A and WELL Platinum, the pioneering building is designed to prioritise sustainability and wellbeing. It includes 25,000 sq ft of greenspace and terracing – more than any commercial building in the West End.

 

Members of The Work Project will benefit from access to the extensive shared amenities at 105 Victoria Street, including The 105, an events and members club space on level 11; The Arena, a multipurpose arena; a state of the art wellness facility and exceptional end-of-trip facilities; a 200m ‘walk and talk’ track for on-the-move meetings; and The Garden, an urban farm on the 15th floor. At street level, the building also features The Village Square, with a considered retail offering.

 

The Work Project at 105 Victoria Street will accommodate a range of occupier types and business needs, on flexible terms starting from three months. It will include workspaces ranging from single person dedicated desks through to team offices for up to 36 people, with en-suite meeting rooms and breakout areas. It includes 5,000 sq ft of fully integrated affordable workspace, designed to support start-ups, SMEs and growing local businesses.

 

Along with 24/7 access to managed workspace, The Work Project at 105 Victoria Street will offer a year-round program of networking, mentoring and events to facilitate collaboration and business growth. As part of the wider building community, members will benefit from interaction with other occupiers, such as investment bank Evercore.
